    • Shenton Park development opportunity released through DevelopmentWA
    • Montario Quarter to be a sustainable and vibrant new residential community
    • Lot 36 zoned R160 for multi-unit development
    • Estate expected to see new housing and retail options

A prime Shenton Park development opportunity at Montario Quarter has been released to market, with developers invited to submit offers to DevelopmentWA.

Located just five kilometres from the Perth CBD, the 15.8 hectares Montario Quarter is taking shape on the site of the former Shenton Park Rehabilitation Hospital.

Lot 36 is a 5,263 square metres site zoned R160 for multi-unit development and overlooks landscaped parkland in a much sought-after inner city precinct.

Four development sites within Montario Quarter have been sold, together with 30 single residential lots, while first residents moved into their new homes in late 2020.

Montario Quarter will ultimately deliver more than 1,100 new homes across a range of housing types, including apartments, townhouses and single residential homes, together with retail and hospitality options.

Construction is underway across several lots throughout Montario Quarter, including:

    • the Shenton Quarter development, directly opposite Lot 36, will feature a Coles supermarket, specialist food and beverage providers, and retail outlets;
    • Lot 38, which combines three boutique residential buildings alongside the rejuvenated heritage-listed Victoria House. This is set to create a community-centric cultural hub which will become home to local hospitality and health-related businesses; and
    • Lot 12 construction is substantially underway with 12 terrace homes fronting Selby Street now all sold.

The Green Building Council of Australia has recognised Montario Quarter as being among the world's leading sustainable developments, through accreditation as a 6-star Green Star Community. This is only the second time a Western Australian development has received this accreditation, and the first infill development in WA to receive it.

Offers for Lot 36 at Montario Quarter must be submitted to DevelopmentWA via electronic tender at https://www.developmentwa.com.au/projects/residential/montario-quarter/overview no later than 2pm (WST) on Wednesday June 23, 2021.

Comments attributed to Lands Minister Tony Buti:

"Montario Quarter is an outstanding example of State Government transforming underutilised land in established areas into thriving, vibrant residential communities.

"Good quality housing close to quality public transport links and key activity centres is a sustainable way for our city to grow.

"This urban village sits within minutes of quality schools, key public transport routes and medical services, and offers excellent proximity to both the CBD and the beach.

"Montario Quarter will be a sustainable, attractive and vibrant new residential community, with more than 25 per cent of the estate devoted to public open space and parklands."

Comments attributed to Nedlands MLA Dr Katrina Stratton:

"It's exciting to see the former Shenton Park Rehabilitation Hospital site being brought to life, with significant benefits for the Nedlands community.

"In keeping with the history of the site, several pieces from the former hospital have been recycled and will be repurposed in the development.

"Work has already started on rehabilitation of the bushland along Montario Quarter and when complete, more than 1,100 new trees will be planted across the estate.

"Shenton Park has always been one of Perth's most desirable, inner-city locations and developments like this will give more people the opportunity to live in and thrive in our community."
