    WA’s biggest urban infill developments to deliver major jobs boost

    • 'The Precincts' urban infill project to supply 5,000 homes across four sites
    • Joondalup and Bentley components estimated to generate $2.3 billion in economic activity and create more than 4,500 jobs
    • Call for expressions of interest from the private sector released today
    • New vision follows the $394 million METRONET housing package announced as part of the 2018-19 State Budget 

    The McGowan Government has announced a unique partnership opportunity for the private sector to deliver some of Western Australia's biggest urban infill and job-creating projects.


    Collectively branded as 'The Precincts', these market-leading developments will set a new benchmark for medium-to-high density urban infill in WA, and deliver 5,000 new homes in Bentley, Joondalup, Beaconsfield and Cannington during the next 15 years.


    The State Government is seeking expressions of interest from private developers to achieve The Precincts' vision of 'neighbourhoods with heart and soul' for the first two projects delivered by this initiative - Connect Joondalup and Bentley 360. 


    Situated within the Joondalup activity centre, Connect Joondalup will see about 1,600 new dwellings built on the 10.1-hectare site and facilitate the transformation of Joondalup into a mature and sustainable city.


    The construction period is expected to inject $1.185 billion into the State's economy and create and support almost 2,470 jobs.


    At 21.1 hectares, the Bentley 360 component is one of the most significant infill redevelopment sites in Perth. It represents an extraordinary opportunity to transform the site into a vibrant, thriving and integrated residential development of at least 1,500 dwellings, breathing new life into the Bentley area.


    Bentley 360 is expected to create more than 2,200 jobs across the course of development and inject an estimated $1.089 billion into the State's economy during construction.


    The Department of Communities is undertaking a three-stage procurement process to identify a suitable developer or consortium. Expressions of interest close at 2.30pm WST on Wednesday July 25, 2018.


    'The Precincts' follows last week's State Budget, which included $184 million towards the METRONET Social and Affordable Housing and Jobs Package, that will see the McGowan Government, in partnership with the private sector, build an estimated 1,390 new homes linked to new METRONET precincts as well as heritage line stations.


    Planning for eight separate high density mixed tenure sites has begun with Bayswater, Redcliffe and Forrestfield stations, as well as Midland and the Perth central business district already earmarked for development.


    Construction and redevelopment will establish quality community hubs, connecting local residents with community facilities, employment and public transport.


    As part of this package, up to 320 new social housing dwellings and an additional 400 affordable homes will be built, and deliver a further 670 homes for full market price sale during the next five years - creating an additional 2,350 jobs.


    Both announcements are consistent with the principles of 'People, Place and Home' that forms the basis of the McGowan Government's soon-to-be released Affordable Housing Action Plan.


    The McGowan Government is seeking to address the issues of housing choice and affordability across Perth and its suburbs, to provide a range of housing options that reflect the diversity of the community. This includes social housing, and affordable home ownership and rental opportunities, with the majority being properties for general sale.
