    New master-planned community for Swan Valley

    • EOIs sought for 220ha Brabham development in the Swan Valley
    • Combined landholdings expected to yield about 3,000 lots
    • Community will include two commercial centres, parkland and recreational areas, while there is the potential for future primary and secondary schools  

    The State Government is seeking Expressions of Interest (EOIs) from developers to bring a new master-planned community in Perth's Swan Valley to fruition.

     

    Housing Minister Colin Holt said the Brabham site would become a contemporary community, designed to be in harmony with the natural environment.

     

    "The vision is to create a master-planned community where you have everything you need on your doorstep," Mr Holt said.

     

    "It will also boost the State's supply of affordable land and housing for a broad range of people.

     

    "Partnering with the Housing Authority on this project affords developers a rare opportunity to access State-owned land to create a new, high-quality community in Perth with affordable and diverse housing."

     

    The State Government's approach of partnering with the private sector to successfully create vibrant communities was last year validated when Ellenbrook was recognised with the prestigious FIABCI World Prix d'Excellence Award for 2015, as the best master-planned community in the world, by the International Real Estate Federation.

     

    The Minister said the north-east metropolitan corridor was a key growth region.

     

    "Being located in a key growth corridor, affordable housing opportunities such as Brabham will be increasingly important," he said. 

     

    "The selected developer will co-ordinate planning, design and development for Brabham including residential, retail and commercial spaces."

     

    Mr Holt said Brabham would seek to achieve a mix of purchase and rental opportunities that reflected the different needs of individuals and families from a range of lifestyles, backgrounds and budgets.

     

    "Brabham will have a strong community spirit that offers a village lifestyle with access to jobs, services and learning, as well as open spaces for families and neighbours to enjoy," he said.

     

    "We will be looking at new ways to meet this increased demand and there will be an expectation that the developer explores and trials innovative land and housing types and construction methods."

     

    The Government will conduct a two-stage procurement process, with EOIs closing on March 30, 2016 and an intention to announce a preferred proponent later this year.
