LandCorp seeking developer to construct landmark building at Bunbury Waterfront
Lot 1 Koombana North is the project’s signature and largest mixed-use site
Will create a major new entry statement to the city
The State Government is calling for proposals to develop a signature site in the new Koombana North precinct on the Bunbury Waterfront.
Lands Minister Brendon Grylls said the 1,150sqm Lot 1 was the largest in the Koombana North project area, allowing a building of up to six storeys with 25 residential apartments and approximately 860sqm of hospitality, retail and commercial space on the ground floor.
Koombana North is the latest development in the ongoing vision for Bunbury Waterfront, with both the Marlston Hill mixed-use residential and Marlston Waterfront precincts completed in the past 12 years and now well established as major destinations.
The prime mixed-use lot is the project’s signature site, located on the Koombana Bay foreshore and on one of two major entry routes into the Bunbury CBD.
“Every apartment and most businesses will have prime water views across the expansive Koombana Bay and there is the potential for views across Leschenault Inlet and the Indian Ocean,” Mr Grylls said.
“The EOI offers a unique chance for developers to make a significant contribution to the continued growth of Western Australia’s largest regional city.”
Koombana North will eventually feature five mixed-use buildings, within landscaped public surrounds.
The State Government has allocated $20.3million to develop Koombana North and the future Marlston North precinct.
Released by LandCorp, the brief for developers is to come up with a building design which will be a gateway to the city and reflects the beauty and majesty of Koombana Bay.
There is also planning provision for a future train platform on the southern edge of the development area.
Between June 2011 and June 2012, Bunbury recorded the largest population increase outside Perth and continues to be one of Australia’s fastest growing regional centres.
The Minister said the waterside precinct already featured grassed barbecue areas, boardwalk and cycle paths, a viewing platform across the bay and improved access to the adjoining Ski Beach, with a buried sea wall protecting against erosion.
“We’ve worked very closely with the City of Bunbury and carried out extensive consultation with the community and business groups to ensure the Koombana North development enhances the liveability of the city,” he said.
